Frivolous real estate appraiser

I am a hardworking business person, former artist - trying my best to tread water in this economic slump. Always thought if I had a blog it would be philosophical, clever and/or creative. Wrong, my 1st blog is to serve as a public service announcement. Spouse and I have worked very hard to get what we have and have a great deal of pride in our 800+ credit score and pristine home(s). During the refinance process of our home we had the unfortunate experience of an appraiser named Neil Jablon submit a frivolous appraisal of our home. Even a clerk at the bank office could not understand why the value was almost 40% less than mortgage.com. I will be taking the time to file a real estate appraiser violation complaint with the Arizona Board of Appraisal. I am on a campaign to give this man the extra stress and paperwork he is responsible for giving me based on his frivolous appraisal and I encourage anyone else who has had this experience with him to do the same.

  1. I wondered if we were the only people who got bit by this person's 30-40% value drop shenanigans. I wonder if he's in property management so he can mop up in rental fees what he destroys in the home equity of others.

  2. How nice it must be to blame all life's problems on someone else. Things sure are easier that way aren't they? Good luck getting anywhere when personally attacking another for your own problems, I am sure it felt good for a few minutes after writing this but in the end, how about a little accountability, something this world is in great need of.

    I can only urge all interested parties to read my response and advise all concerned to contact their lender or the state board regarding any issues with the quality of my work.

  5. As rule I don't reply to nasty posts likes the ones Dianna and AMorris made, but in this case I think a little bit of reason will go a long way to resolve this issue.

    If you are in a dispute with any home appraisal, the following steps are recommended by most professionals:

    1. Keep it professional, not personal
    2. Present facts, not opinions
    3. Produce the data that you claim to have
    4. Understand that the appraisers job is to give their best extimate of the market value, not give the highest value possible.

    You may or may not have noticed that housing values have sharply declined across the US over the past 3 years. My guess is that your house has simply lost value. Comparing an actual appraisal with values on websites such as zillo.com or mortgage.com is like comparing apples and oranges. Those sites are notorious for inflating home values and their TOS clearly state that the values listed are not based on actual apprasals but rather are taken from aggregate data.

    If you truly believe that somehow you have been wronged by the appraiser, then by all means get a second appraisal, collect your evidence, and bring suit against him. However, a wholesale attack on someone's professional reputation is not acceptable behavior. Be forewarned, the internet is not anonymous. I recommend that you follow my advice and address this issue through the appropriate channels because attacking someone's reputation without proof to back up your allegations may bring wrath down upon you from unexpected quarters.

  6. Wow so you started this blog to bad mouth a real estate appraiser. This has got to be the first time I've seen some one use the internet to bad mouth some one else... how original.

    Logically I'd think you would've made the legal complaint first in which case they would've told you specifically not to do anything like this... Unless of course your complaint didn't hold water, and the Arizona Board of Appraisal told you to get lost.

    Your obviously a fake, a phony., why don't you stop wasting peoples time?
